non-management clients. In all cases we strive to find the perfect match of
tenant to property based upon the guidelines of the property owner.

Appraisal of property & recommending rent prices.
We will view your property and make suggestions as to amount of rent to expect
and what you could do to increase the rental value of your property.
Advertising
Newspaper, regular contacts, waiting lists, online advertizing.
Tenant Placement
Showing property to prospective tenants. Taking applications, credit screening
through Credit Bureaus, verification of employment and checking with both
present and previous landlords.
Supplying all Forms
Drawing up Lease Agreement, supplying copies of the Residential Tenancies Act,
providing property inspection forms, and supplying tenant applications.
Collecting Rent and Security Deposit
We will collect the first month's rent and the security deposit.
Obtain a verification from Newfoundland Power regarding the transfer
of electricity to the new tenant's name (if applicable).
Property Inspection
When signing up any tenant we go through the property and indicate any and all
damages to the property. This form is attached to the lease agreement and all
parties get a copy. This ensures that the tenant is aware of any existing
damages to the property and also safeguards the owner should any damage be done
to the property.
Following Owner Guidelines
You as the owner, may set the rental price, place restrictions on tenants, or
express preferences in tenant selection. We will advise the tenants on their
rights, supply you with information on the Landlord Tenancy Laws and answer any
questions you may have.
